The Sherard Building, Oxford
The Sherard Building refurbishment transformed a prominent office building at the heart of The Oxford Science Park into a flexible science facility providing a mix of laboratory and supporting office accommodation.
Delta Green was initially appointed by Oxford Science Enterprises to undertake acquisition due diligence and technical surveys of the existing building. Through a detailed assessment of the building and its engineering services infrastructure, Delta Green evaluated the feasibility of converting the office accommodation into a laboratory-enabled science building capable of meeting the growing demand for life sciences space within Oxford.
Following the successful completion of these studies, Delta Green was commissioned to deliver the RIBA Stage 3 Building Services Performance Design. Working closely with the wider project team, Delta Green developed the Mechanical, Electrical and Public Health (MEP) services strategy to create a flexible, laboratory-ready environment suitable for a range of future occupiers. The design provided the resilience, capacity and adaptability required for speculative laboratory space while maintaining high-quality Grade A office accommodation. Throughout the construction phase, Delta Green remained engaged as technical advisor, monitoring the Detailed Design development, installation works and commissioning activities to ensure that the completed building achieved the required performance standards.
The refurbished building now provides high-quality laboratory and office space, supporting The Oxford Science Park’s position as a leading innovation and life sciences destination. Since completion, Delta Green has continued to support Oxford Science Enterprises in the ongoing management of the asset, including tenant fit-out projects, dilapidations assessments and licence-to-alter reviews, helping to maintain the building’s long-term performance and flexibility for both landlord and occupiers.
